2016: Brickell’s Biggest Year Yet

Brickell’s transformational tide came in waves throughout 2016, drawing national attention to the neighborhood and even compelling a feature story by the ultimate style guide, Vogue. Brickell became the heart of Miami, pulsing as the city’s financial, residential, and commercial center. Fitness chains SoulCycle and Equinox announced forthcoming locations, and celebrity chefs like Michael Schwartz’s opened Fi’lia alongside a heralded Bazaar Mar by José Andrés at the SLS. The Viceroy hotel became the W Miami.

The Centre’s LEED-certified “climate ribbon” optimizes natural open air for circulation and ensures weather protection, replacing air conditioning and confined construction. With a massive 2016 coming to a close, Brickell.com will continue to grow in 2017, promising unrivaled local intelligence for the Brickell and Downtown Miami metro area.

The SLS Brickell Hotel & Residences are officially open for business. The joint venture between sbe and Related Group made its grand debut on Thursday, November 17, with an over-the-top unveiling party. The sensorial soiree began on a “black carpet” dotted by whimsical performers and lined with folding mirrors: Characters dressed as gentle butterflies that perched themselves along the carpet while balloon dancers pranced about the crowd.

Celebrity chefs Michael Schwartz and Jose Andres, who both have food concepts onsite, posed for pictures with Related Group’s Jorge Perez before heading to the pool deck for the big party. Situated on the 9th floor, the poolside revelry included acrobats serving champagne while hanging from crystal chandeliers, cocktail-making drones courtesy of 1893 Pepsi Cola, and a performance by pop legend, Boy George. Guests could also make their way to the second-floor lobby lounge and the 52nd-floor rooftop bar and pool for a calmer but equally luxe experience.

Notable guests included Venus Williams, Emilio Estefan, sbe founder and CEO Sam Nazarian, famed designer Philippe Starck, and Arquitectonica’s Bernardo Fort-Brescia.

Top Pre-Construction Condos Before 2020

As I have commented about in previous posts, Brickell, or “Manhattan of the South” as it is referred to by some, has developed into the place to be in in the Miami-Dade County. As more and more people desire to live in this popping district, condominium towers keep shooting up left and right to meet demand. Brickell already has over 30 luxury apartment buildings alone, and over the course of the next few years we will easily see at least 15 new towers being built. Not only are apartment buildings decorating the skyline, but new commercial centers are popping up to make sure there’s enough amusement to go around for everyone.

Foreign Buyers Boost Miami Real Estate Market

In the past year, the Miami real estate market has been growing hot – real hot. Condo towers are going up left and right, and there is ample demand to meet the supply. The investors are not coming from within the country, but rather they are flocking from all over the world – particularly South America.  Miami has become the capital for Latin America and as many are purchasing luxury condos which are relatively inexpensive when compared to high end housing in their countries. In 2012, the average pricing per square foot in Downtown Miami was $501, whereas in the top notch areas of Rio de Janeiro, Brazil, a square foot was valued between $2000 and $3000. In 2012, 35 percent of all foreign real estate buyers in Florida came from South and Central America.

All the buying of condominiums is leading to another real estate boom; data already shows the rising trend. Prices are already surging and spiking at nearly the same rate as the previous boom which took place a little less than a decade ago. Some are beginning to warn as to being cautious when it comes to over-building and speculation, but even more so state with confidence that the market is headed towards a bright future. Those who believe that the market is in a good place point to the amount of pre-sales being sold as proof.

The Bond

This week a new record was set in the world of Miami real estate: three projects broke ground on the same day. Previously, only two developments had ever broken ground in one single day in Miami, making this a noteworthy achievement, and one that highlights the condition of the real estate market. One of the numerous pre-construction projects, The Bond, was one of the projects which broke ground and is heading forward into the construction phase. The Bond has around 70% of its units under contract already, and Latin Americans account for 80% of the customers. To accompany The Bond, the SLS Brickell and The Crimson, also broke ground.   And in April, the most expensive pre-construction project in Brickell is set to break ground: Echo Brickell. The condominium tower featuring 180 luxury residences is being sold at over $1,000 per square foot.

SLS Brickell Breaks Ground Today! Say Good Bye to the Giant Duck.

Everyone who lives, works, or visits Brickell have become all to familiar with the giant duck perched at the corner of South Miami Ave and Coral Way (1300 South Miami Ave to be exact).  Well the duck has been shipped off and has found a new home.  SLS Brickell officially broke ground today and I have to say that I am very excited to see this project built.


The SLS Brickell, developed by the Related Group and designed by Phillipe Starck, will feature 450 units and reach 51 stories.  Additionally, the project will feature 4 restaurants such as Katsuya by Stark, Bazaar by Jose Andres and  Michael Schwartz of Michael Genuine.  SLS hotels will bring a great brand to Brickell which will be the anchor of South Miami for years to come.  The project is projected to be completed in the first quarter of 2016.

Having sold a few units in this project, I can say that this project was one of the quickest projects I have seen sell out since the real estate market has bounced back.  The project has it all – great views, central location, amazing finishes & amenities, as well as a renowned developer, designer, and hotel to back it up.  The building will also have a Hyde bar & lounge which has seen tremendous success on Miami Beach.

The project has sold all of its units except for a few units on the penthouse levels.  The average price per square foot is approximately $500-$950/sqft depending on the floor plan, level, and view.  The majority of buyers have been foreigners – particularly Venezuelans & Brazilians who continue to pick up condos throughout South Florida.
