Maizon at Brickell – Brickell’s Latest Pre-Construction Development

Brickell continues to be Miami’s “hotspot” for real estate development. Maizon at Brickell is one of the latest pre-construction developments to call Brickell home.
Zom, an Orlando-based apartment developer, and Invesco Real Estate, a global real estate investment manager, recently broke ground on this exciting new project.

Maizon at Brickell promises to be one of Brickell’s most distinctive projects, as it will be comprised of both 8- and 19-story mid-rise and high-rise structures with an attached parking area. This development is set to have 262 units housed within a 23-story tower, as well as 21,000 square feet of retail space, and 2,500 square feet of office space.

Maizon at Brickell is within walking distance of Brickell City Centre, Mary Brickell Village, and Brickell Avenue and Miami Avenue shopping and dining. There are over 50 restaurants within a five-block radius of Maizon at Brickell, making this a fantastic choice for food connoisseurs. The development will feature courtyards, as well as an amenity deck and pool on the ninth floor.

The project location will be on Southwest 2nd Avenue between Southwest 11th Street and Southwest 12th Street. And, the project will replace a handful of older apartment buildings on the 1.27- acre site spanning across 1100, 1132, and 1141 SW 2nd Avenue, and 221 to 237 SW 12th Street.

Zom purchased the project location site for a little more than $6.7 million, and secured a $51.8 million dollar construction loan from Santander Bank. In total, Maizon at Brickell will span around 424,258 square feet and will include 366 parking spaces and 24 bicycle spaces.

Maizon at Brickell will be a rental community and ZRS Management will deal with leasing and property management. The development is slated to be completed in early 2019, and pre-leasing will begin in 2018. The Aston Martin Residences is a swanky development in the Brickell/Downtown Miami area. The development will be located on the vacant waterfront lot that is located immediately east of the Epic Residences. Located at the mouth of the Miami River, the Aston Martin Residences will offer residents breathtaking views of the entire area. The Aston Martin development was designed by Luis Revuelta from Miami and Bodas-Miani-Anger from Argentina. The building will rise 66 stories tall, and will include 391 condos. Hence its namesake, a design team from Aston martin will design the condo tower’s common areas and amenities, which include a fitness center, a spa, and a gorgeous lobby. Units will range in size from 698 square feet to 18,811 square feet. Construction of this highly desired building will begin in Fall of 2017 and will be completed by 2022.

Brickell Flatiron

Brickell Flatiron is said to be the most ultra-luxurious preconstruction development in Brickell. The building is slated to rise 64 stories high, and will include 548 condos. Brickell Flatiron was designed by world-renowned Revuelta Architecture International, and developed by Capital Group and CMC Group. Opulent amenities are aplenty at Brickell Flatiron, which boast a rooftop pool, a state-of-the-art fitness center, a cigar room, and a wine room. The onsite spa, Sky Spa, offers residents a hydrotherapy circuit with full amenities. Additionally, the Flatiron Theater will feature stadium seating and a concierge app that will meet the desires of even the most discerning individuals. Completion of this development is scheduled for Quarter 1 of 2018. Units in Brickell Flatiron are currently at the market ranging from $450,000 to over $1,260,000.

Miami’s real estate market has been on the rise for a couple of years now, and there is no evidence that it is slowing down. With so many investors, both from within the US and from foreign countries, many of which are from Latin America, as stressed in a previous blog post, condo towers have been springing up everywhere in Miami; there are over 10 pre-constructions in Brickell alone!

For those of you who might be thinking of investing in Brickell, be it for residence or leasing, we know how stressful and difficult of a decision this can be. There are so many factors one must consider, so many little details one must look into. To make matters even more complicated, every project and sales team claims that they have the best prices, amenities, and finishings. How is one to make such a daunting decision given the limitless number of options?

When it comes to amenities and finishings, there are often a surplus of renderings and videos (and often a model of the interior of the units) of the expected final product, making it easier for one to make judgements, as it all boils down to a matter of personal preferences and tastes. Figuring out the prices offered by different developments and comparing them to those of other projects is a whole other matter though, as they are infrequently provided by condo developers. SLS Brickell Breaks Ground Today! Say Good Bye to the Giant Duck.

Everyone who lives, works, or visits Brickell have become all to familiar with the giant duck perched at the corner of South Miami Ave and Coral Way (1300 South Miami Ave to be exact).  Well the duck has been shipped off and has found a new home.  SLS Brickell officially broke ground today and I have to say that I am very excited to see this project built.

The SLS Brickell, developed by the Related Group and designed by Phillipe Starck, will feature 450 units and reach 51 stories.  Additionally, the project will feature 4 restaurants such as Katsuya by Stark, Bazaar by Jose Andres and  Michael Schwartz of Michael Genuine.  SLS hotels will bring a great brand to Brickell which will be the anchor of South Miami for years to come.  The project is projected to be completed in the first quarter of 2016.

Having sold a few units in this project, I can say that this project was one of the quickest projects I have seen sell out since the real estate market has bounced back.  The project has it all – great views, central location, amazing finishes & amenities, as well as a renowned developer, designer, and hotel to back it up.  The building will also have a Hyde bar & lounge which has seen tremendous success on Miami Beach.

The project has sold all of its units except for a few units on the penthouse levels.  The average price per square foot is approximately $500-$950/sqft depending on the floor plan, level, and view.  The majority of buyers have been foreigners – particularly Venezuelans & Brazilians who continue to pick up condos throughout South Florida.
